Is there somewhere on the web, or maybe even this forum, where people in certain regions can share good/bad experiences with certain contractors?

Wow, I must scour a hundred web sites a day it seems.  

So, here is the run down: First, I did pay to be a member of the "Multi-family investor Academy" as a online student and attended 2 conference calls and went into the web site and downloaded materials and read as much information that I had time to.

If you are familiar with the Hispanic community in these types of areas you know that there are also many that don't speak english.Am I under-estimating or over-estimating the "web savvy-ness" of my potential tenants?

I personally use a combination of tools.I used Coldwell Banker's web site FloridaMoves.com and set up several searches, usually by zip codes because that tends to be the most granular and that allows me to pick off various "neighbors" I want to focus on.
