Crazy busy, emergency motions, replies, depositions, appeals.. all have to be researched, etc.If you are willing to bring in others, then might I suggest you educate and research PEOPLE in your time now.

Even if we don't make any "live" deals, we can go through the motions.

Start threatening to sue the contractor for failure to perform... it probably won't help but it may push him into motion to cut you a check.

Similar to @Daniel Boruch I think this will accelerate trends that are already in motion. 

They already have their plan in motion... and it doesn't include you (no offense).  

Many big players have attorneys on staff, on retainer, or both.What you're attempting to do is to transfer the risk of legal time for filing, law and motion, discovery, negotiation, appearances, any court sanctions, etc. on to the legal firm. 

And you can help it along by putting certain things in motion that will then start happening with or without you (ie: getting on wholesaler lists, getting auto emails from realtors etc). 

I’d let the seller worry about it and have their attorney file a motion to expunge it if appropriate. 

Sometimes the Judge will dismiss based on a Motion for Summary Judgement, sometimes he wont.
