I am setup with a Federal Savings Bank that is geared toward Real Estate Investors in all 50 states, 1st or 2nd mortgage/residential or commericial. 95% of our business model is structure around working with the the capital & cashflow needs of todays investor in any market.

I think if you are a broker/agent and you depend on these small referral fees to survive instead of closing deals then you need to analyze your business model.

Simply use a make sense number, like you have listed of 1%.In the model simply make an assumption of sale somewhere in the future.
