I would rather partner with another real estate investor, specially someone with experience.Another option is get a hard money loan to buy the property inclusive of the rehab and then refinance to get long term financing.Last option is to do owner financing with the seller.

Here's a short list of options for you:1) buy a small multi-family (residential 2-4 units) & put the team in place2) buy a few SFH's & put the team in place3) Buy a turn-key4) Buy notes5) Partner with someone who can be "boots on the ground" and bring the funds to the table to buy MFH6) Invest as an equity partner in someone else's syndication (very limited involvement on your side)Again this list is far from all inclusive, just the most common options.
