If there was any harmful  mold detected I would immediately remediate.The safety and well being of my clients is important to me - and even more importantly:  it is the Right Thing to do.And also, a standard measure in Law is defined as:  What a reasonable man would have, or should have done.

Well, I built a couple am tables, and it looks like the interest and principal payments will be the same, whether you take over the loan with an UPB, or start a loan from scratch, assuming the same remaining term.What threw me off is the concept that Interest payments are a higher portion of the monthly payments earlier on, so I assumed that somehow this would harm a mature-note buyer.

There's generally no harm in trying to talk to the occupant prior to the auction, but keep in mind you need to be pretty polite about it and if they ask you to leave you need to get off the property.

ask them if they want an eviction record on their record. eviction will harm their chances for leasing another place, or evening obtaining credit. this stuff shows up on your credit report these days under public documents.

If your existing LTR tenants are already utilizing the shared spaces, I don't see any harm in adding a MTR tenant (personally, I'd be more nervous about mixing STR with LTR).
