I got fed up with the traffic, long hours and time away from my family/friends so I left for home (Northern MA) and started my own clothing fulfillment business called Articulate Creation.

If the tenant doesn't fulfill the tenancy, the PM doesn't get all their money for placing them. 

With your kinda volume, can easily get you a hookup with fulfillment (postcards/yellow-letters) if you're into saving money and scaling up :)

Do you use fulfillment for your direct mail?

I was planning on purchasing by the end of this year, do you see this being an issue as to fulfill the requirement of living in the property for one year? 

The point of the contract isn't simply to delineate the sharing of profits, but to strongly deter either party (both homeowner and flipper) from failing to fulfill the contract. 

This I would think more often times than not gets the low lifes to back down and if you make the request to perfect the lien and the request is not fulfilled the lien is automatically lifted. 

Also do you do your direct mail in house or use fulfillment?

take away that fulfillment I seek in rehabbing, even though I know being overseas makes turnkey's make all the sense in the world.
