It needed some foundation work that scared everyone away.

I would like to begin my real estate journey with wholesaling as the foundation of my real estate business and after mastering that process I would like to begin rehabbing properties and building a rental portfolio. 

But not enough to be the foundation of your business. 

. $100k is only for the unit itself, there's additional costs for permits, plans, utilties, foundation, etc.. the list goes on. 

Based on my experience, a two story duplex costs me 5-10% less than a single story duplex, on a $/sf basis (basically savings in the roofing and foundation, a bit more for framing due to the second story). 

Like the roof, A/C, type of electrical wiring, water heaters, garage existence and attached or detached, fencing, windows,  flooring type throughout, concrete slab or pier and beam foundation.

Hi All,We have a 4-plex comprised of 2 structures - one structure is built on a concrete slab and the other is on a raised foundation.

Always try to find properties that are messy, or cosmetically ugly, but in good shape regarding the roof, foundation and pluming.
