If you will be renting out the property, choose a neutral color that most folks find attractive so that they won't paint over it.

I would paint the outside in a light color and install contrasting window shutters.

If you arrive after dark, the porch lights should be on as they have dusk to dawn sensors on them.3.

Also paint the Visual exterior sides a consistent light color to reflect the sun.

Slow leaks from flappers are tough unless you do the old food color test & tenants are usually oblivious to it. 

When i demanded a reckoning of his financials he went completly dark.

. #2 dress from the front of the house, I don't see any photos of the front but make the colors with plants/flowers look different than it does right now so it has a fresh face lift (don't spend alot) #3 bring your rent just below market with a clear clause for increase in year 2.

Otherwise you're just taking shots in the dark.
