Unless you're sacrificing valuable landscaping/recreation area, there's really no downside to having additional parking if it pencils out, regardless of what you end up doing with the property.

The biggest being they can usually get their full asking price or more, the tax savings on capital gains, and better return on their money vs if they had it in the bank/IRAs/Etc. 

You're going to pay for the repairs anyway - and that is the most substantial part of the cost and the biggest part of the effort when something big happens - not the property management itself.

Splitting utilities shouldn’t be the biggest priority as in most situations you can bill back anyway.

I personally have a very hard time to the pushy sales tactic at the end of the day it’s someone biggest financial purchase and not my money.
