Most new STR investors are purchasing the cheapest product they can find and filling it with average amenities as they think it is a "safe play".

The buy and hold strategy has shifted more to an equity play rather than the cash flow play we have all been taught and love. 

Some of those smaller cities could be a decent play for the future.

But that is where groups like Adventures in CRE or a finance grad student come into play.  

There are so many factors that come into play especially for first time buyers and I want to try to avoid getting cold feet.

Then you would need to look at the pure cash flow play of what type of rents can you get and is your cash flow return adequate to make the deal worthwhile, even if the residual value isn't there in the short term.
