H all,Question on house hacking, I bought my current property November 2020, at that point I purchased all appliances for the house along other necessities.

@John Moorhouse This is a personal decision...my take is that it's a complete waste of time unless you can hook up with a high volume and reputable partner you'd be finding deals for...you need to have a 2-way relationship and learn...that said, if you want to be a successful investor, the odds of that happening as a wholesaler are near zero...it's not a good way to enter the industry, but some folks see it as a necessity.

I understand the necessity of ventilation in the basement,  However I appreciate the security that the non functioning windows afford me. 

Flooring recommended above by @John Warren also water resistant so maybe it's not a big deal, but I'd think for rental waterproof would be a necessity.

I would budget $3000/year, unless you can get a solid quote.Also, factor in regular termite treatment as a maintenance item, every wood frame property down here has some termite damage or activity, so treatment is a necessity.

And if so I typically replace appliances with used (not new) for these dumpy type of properties anyways and 2) Not sure how many sq.ft the house is but the painting cost seems high to me. 3) The $400 for the tree trimming is most likely not a necessity at this point in time unless it is causing damage to the roof.

However, a college degree is a necessity to have to get into a lot of professions that you wouldn’t be able to without it; all depends on what you want to do.

I tell the guests that "speedy showers are a necessity". 

However the lead inspection is still a necessity to rent out the house.
