Sub2 certainly has its share however they’re more hype than reality.

On a much smaller scale there’s hype now surrounding investing in notes.

DONT listen to the hype - the vast majority of folks who try to become RE investors do NOT find success. 

There is nothing of value you will learn simply by attending, just hype.

Houston might be an ugly, traffic congested city without an exciting past so it won't get a lot of hype, but it is the most diverse city , easy to work with regulations and is not going to stop growing in any direction.
