Can you rent by the bedroom to maximize your NOI?

Personally, I don't like to rent or sell a property that has a tenant inside it because 95% of them won't keep the unit in a way that will maximize the sales or rental price. 

Im in the Pittsburgh market, I have a 14KSF lot that I want to maximize. 

Don't try and maximize return or get cute with this money.   

I have little to no time as is to get out and search. what I would like is what do the lovely people in BP forums think are the best apps new investors can use to maximize time and increase the search volume. 

We are lucky to have pretty good equity positions in our 4plex and primary, 1 of 2 VA loans available, and a fairly diverse set of retirement supports (3 years from drawing military pension, mutual funds/TSP/ROTH  savings, and our 4plex).The problems I am trying to solve: I need some help to figure out a long term financing strategy to maximize the assets I have to buy more MF properties over the next 3-5 years while I have my W2 income.

You’d do well to buy even bigger than a condo and maximize your leverage.
