If not, then you need to be careful that you don't start down a high-density path without your County/State environmental people on board with your sewer.  1 house/acre is a VERY different sewage load on your land than a MHP with 12 homes/acre.

For property of similar condition (and maintenance history) the concerns I have are not age based, but depend on environmental issues and functionality.

Older gas stations had single layer tanks instead of double insulated so chances of environmental contamination is high.
