I like to think that BP is a place where visitors and members can learn about the reality of real estate; that's why many of the gurus don't like it here... many of their get rich quick claims are also crushed here.This site is not designed to help people live in a fantasy world.

I work in the Stowe area, and we absolutely have year round visitors, with the exception of April mud season and November stick season, though I have noticed more visitors without much of a break this year.

My wife and I toy around with getting a place in Bucerias (near puerto Vallarta)…but for now we’re annual visitors :)

I did a research and I saw that average per night its not high - I guess there's a lot of STR because there's 3M visitors year (Per google).

One of the BP members mentioned creating an LLC and PO Box to preserve anonymity - that's a good idea too in that it insulates you from any unwanted visitors. 

I am wondering if I should keep a similar script to that for first visit or do something different?

To address your saturation issues, yes, we do have tens of thousands of STR homes, but we also get over 70 million visitors a year.

You're going to run into this in most of the major STR markets because within the last 2 years we have seen a massive spike in available inventory.In order to compete with the competition now, hosts/owners/operators need to step up their game and be willing to invest in good quality furniture, memory foam mattresses, high quality linens, professional seasonal photography, etc.In the high desert, most visitors are looking for peace, quiet, privacy, and amazing scenery so this means stay away from purchasing homes in residential neighborhoods with neighbors on all sides.

I will also underscore what was said in the post that the neighborhoods are spotty, you can have a big new construction house and then next door a run down place with sketchy tenants/visitors.
