If there is a real estate collapse (like back in 2008), there are some risks...but even back in 2008-2010, most landlords I know who weren't over-leveraged survived and are still in business today (thriving).The bigger risk is that the area where you buy sees a major turnaround.

Now there are investors who intentionally just dabble with sales on the side or full-time to part-time job workers that do an occasionally closing here or there but those do not seem like full time real estate broker or agents.What it sounds like you need is guidance from the brokerage you hang your license with and to model after a successful team and see what it take to thrive and make it in the business.

2% rule as it relates to most of the west coast is only possible out in the hinterlands.check out where Brandon turner lives those types of areas if you scout hard enough will have those deals or close to them.. anything remotely close to thriving job centers are not going to have them on the west coast.. unless you fall into one were the seller gives it away.

Often when the cash flow projections reflect the reality of the lower class neighborhood and associated class of tenants, the cash flow is not greater than better areas.I am not saying that there are not RE investors who can thrive in these neighborhoods.
