The space I will be renting out is a 46x72 shop house that was built in 1999 it has a 1500 sq ft 3/2 living space that has recently been renovated (paint texture, HVAC, flooring, bathroom kitchen cabinets and fixtures) the shop space is 1800 sq ft.

I’d caulk it and maybe touch it up with the wall color (It’ll be easier to cut a straight line in paint with the smoother texture)If there’s slight sagging, you may have nothing worse than a few nails popping at the nearest joist.
