If you are talented enough at marketing and acquisitions to be a good wholesaler, then you might find you can make as much or more money simply doing 'wholetail' deals and/or partnering up with local investors. 

My only point is when you get a product like that you need to watch it or have someone as talented as yourself to help you monitor the performance.

I want to be able to translate those skills and talents into this new venture.

People do not have the same talents, degrees of intelligence, education, social skills or determination.
