Unfortunately, I am a complete novice when it comes to Fix and Flips.  

Yes, incorrect rental pricing &/or rental pricing disputes are another thing that highlights the fact that many novices don't seem to understand that the relationship between Property Manager (& or Realtor for that matter) is a two way street.

At least novices, every "pro" client does this as key fundamental to there strategy.  

The problem I see is most often they’re on the newbie/novice side and aren’t likely to release any control.

Hello Tim & Others:I am a novice investor in the Tampa market, have been wholesaling, looking to do my first flip in 2024, and building a team consisting of a General Contractor, funding, etc., and partnership with Investor friendly agent who is willing and understands that submitting multiple offers is the name of the game to get the right deal; looking to work with Investor Agents that have "Pocket Listings" of "Ugly" houses. 

Hi,Semi-novice investor here...I wanted to ask if there was anyone in here that leverages the BRRRR method and would be willing to sort of walk me through how to run the numbers on potential properties using the BRRRR and/or the rental property calculator.

Neither of us own real estate currently (other than our own homes) but neither of us are real estate novices.

If someone can provide sage advice to a novice, I would be grateful.

But it's all because I'm a novice at property insurance and not well versed with non-intuitive business practices.  

Both Equities and REI require tons of financial knowledge to make the big bucks.Being in lending I've seen what novice investors make and what sophisticated investors make.I've done a refinance for a REI deal where the investor took all their funds they had in the "deal," out via cash out and an additional six figure disbursement to reinvest.
