And I think that's the heart of your misunderstanding. 

Maybe this is a misunderstanding of the difference between net profit and net seller proceeds (when calculated by a listing agent).  

When you flip almost ALL risks are magnified because the time horizon is shorten from 10-30 years to 1.5% of a B&H.Don't misunderstand me, I DO flip.

The contract is actually structured in such as way that the Listing Brokerage &/or Agent do not necessarily have to be the brokerage of the Seller's Agent.Is that what you're asking or did I misunderstand?

It is often a shame when a close relationship gets strained or worse over business misunderstandings.

Sounds more like a series of misunderstandings based on communication styles and differing expectations.

There are definitely some aspects that seem very concerning, but I want to ensure I'm not misunderstanding anything before I start emailing council members.
