To second what Jessie said, with $150k in cash, Memphis could probably get you into 4 Single Family Rentals that are each cash flowing in a matter of a couple of months. 

If you're living in a separate dwelling this can work out great! 

As far as Co gendering doesnt that fall under fair housing if i dont let someone stay in a room because of their sex?
