Interior renovations.Install washers and dryers.Exterior improvements including dog parks, covered picnic and grill areas, fenced yards, updated leasing centers.

It's also a STR so getting these improvements taken care of is really important to me.

@Haleh Olfati Johnson, 4 no votes unfortunately because you already own the lot and you can't exchange into improvements on a lot you own. 

Therefore the property types that are the most favorable to generate bonus depreciation will be those with a high degree of what the tax code refers to as "land improvements".
