Well, there are two colleges nearby, Delta State and Mississippi Valley but they are about the poorest 4-year public universities in the state and most of the people that go to them are from the Delta. 

I’ve actually had a number of people exercise their option and get a loan and buy the house.

This is especially true the more people you try to cram under one roof. 

I have a few concerns that I wanted to get people's thoughts on. 1 - Selling a quadraplex 10-20 years down the road seems like it may be challenging as the market for that type of asset is small.

Purchasing a new primary and turning my current house into a rental and looking to hire a PM but some of the fee's seem high. 1 quote - 100% 1st/month rent if i self-manager, or 75% 1st/mo rent and 10%/mo for PM to manage.Again, im new to this but from reading and talking to people there is a typical finders fee ~1000$ and 10%/mo rent if the PM manages. 

Builders do this a lot to add extra potential sleeping area without having more bedrooms than septic is rated for.I have seen people put beds in the loft after closing or even close in this area to make an unofficial bedroom.Just be clear in your pictures and description and you should be fine either way.

After having 10 turnkeys myself I can tell you that most people will go crazy after 20. 

Bottom line some people in America live in such filth its unimaginable to most folks.U do this long enough you will see it all..  

I would only invest in a syndication if I could trust the person/people implicitly.

you can ask people on the ground there for referrals and then meet those referrals.buying a property is a big deal.
