Thanks for the input on the BP files, i can do the PDF there no prob, we make the pdf's using a graphics design tool, I dont do the graphics part, my associate Serena does, ill get the name from her (surround your self with people better than you).

.- I might go right to the house and use text to show everything you just said but be discrete with it - not full screen.I tink it is better then you think to be honest - you can always add in a title screen and a close screen with your logo / fancy graphics etc....that woudl be sizzle - add in a map and do a zoom on the map while your talking about where it is - have text on screen listing all the things you forgot to say while your walking around :)

Spent 35-plus years as a graphic designer/advertising/marketing flunky - got laid off after 23 years at one place.

If I got an offer or LOI with options to select I'd probably throw it in the trash, it indicates I'm dealing with someone who lacks good business practices, wants to appear "creatively cute" and can't understand what their best interest is.

I'd like to think that it was the personal letter / picture of my cute dog that got me the deal...But it was an awesome deal even at the price I paid. (363K) I know, I know, that's very expensive in most markets.
