However, Cape Coral, Fort Myers, and Lehigh Acres all offer multifamily inventory in comparable price ranges of single family homes in the other markets you mentioned, which will allow significantly higher cash flow potential

If you decide the terms for a home equity loan are more favorable compared to the HELOC then it's just a matter of knowing exactly how much you need for closing on a specific property because you don't want to get stuck paying on debt that you aren't planning on using right away.

Compared to those predictions I read earlier, this is the most real one.

Ohio, particularly cities like Columbus and Cincinnati, offers lower property prices with decent rental yields and growing populations.Both states meet your criteria, but Texas might have higher property prices compared to Ohio.

These numbers are trivial compared to the 5 or so years after the Great Recession.

Unless it's in really bad shape, it's usually worth it to get 2-3 real estate agents to give you a market analysis with estimated seller net (even if you're out of state, they can email it to you) so you can compare before you agree to sell. 

So we went down a bit but never "crashed"2020-2022 was pretty nuts but not super crazy compared to 2018-2019 as most offers have been over asking price the first weekend since 2018May 2022 it dropped off a cliff though and 2023 was terrible in terms of inventory. 

The rate is secondary compared to the mortgage payment and down payment.
