Investing out of state or in the midwest or anywhere is great and all, but you'd be doing yourself a disservice if you didn't explore other options too. 

Would a recirculating vent be sufficient, or should I explore other options like a microwave with a vent or a ducted ventilation system?

Its good to explore all options so looking at what selling would do as well as LTR could make sense as well.
