I know you said you would leave a bucket of paint in the unit which I plan to use for the walls, not sure if that's enough to paint throughout but would you be willing to provide enough paint for the unit.

I have had borrowers leave me with $10k water bills, flooded basements, buckets filled with feces...

I just want to throw this out to you. 500 postcards isn’t even a drop in the bucket.

The price you pay to get into subto is a drop in the bucket for the amount of value you receive.

If it's near the beach, I would ensure they have toys they can bring with them (paddle boards, floaties, shovels and buckets, beach chairs and towels, coolers, etc.).

Just save outside the plan instead.However you plan to balance your savings between retirement and non-retirement buckets; create a plan, chart it out, and stick to it. 

I pay the taxes and insurance with the expense bucket.

After the property is rented, then costs start to go into the appropriate buckets and become tax deductible.

So allot of taxes get erased when you kick the bucket.
