@Graham Lutz I'd approach things differently from looking at where a factory is opening or what markets are hot.I'd start with the list of Metropolitan Statistical Areas on wikipedia, which you can sort by growth rate: https://en.wikipedia.org/wiki/List_of_metropolitan...Even though there are growth rate variations within MSAs (i.e., declining areas within growing MSAs and vice-versa), to make things simple, I would avoid any MSA that is declining in population, period.

You might be able to get AN ESTIMATE from looking at gosection8.com for similar type properties in the same neighborhood, although the price variations everyone is bringing up might make that hard.

The variation on price is dependent on the finish-out.I know folks that do more volume that build at a lower cost - generally in the $90-$100 per square foot range.I've never built in a small town, but I would imagine that 60 miles from a major city in Texas isn't that big of a deal as long as the subs are looking for work.
