The thing I see countless medical pros in my market doing is building a multiple-office building on the land, running their office out of the prime slot, then renting out the other offices to offset the debt service.Considering the "Happy Correlations" between dentistry and a few other industries the dentists in my area have had no shortage of "feeder businesses" wanting to rent the space, especially when it is shiny new construction :) 

Also, keep an eye on the price of steel this spring.

Obviously you want to have an updated kitchen, bathrooms, stainless steel appliances etc.

The ones she likes I’ll admit are nice but they’re also $90 each vs a two pack of stainless steel frosted glass ceiling boobs for $23.

The vinyl pools are usually framed with steel bands around the edges and from what I have seen seem to go better in a crawl space type setup.  

@David Avery It isn't a bad idea to leave those steel sash perimeter frames in, a flush fin will cover the outside (usually) then trim the inside.

Which makes for a dangerous investment.This property has an existing Steel building, which we will rent out, but we have to build around.
