Those builders that need hard money of course are working on razor thin margins. 

The chum is in the water ... just a matter of time before the sharks show up to feast ...It's not a good idea to publicly post on the internet that you have a substantial sum of money available - that  sort of thing tends to attract all sorts of (possibly questionable) characters.

If the house is already fixed up and move-in ready, then your margins will be razor-thin. 

Sounds like if you free up 1 conventional slot, you can buy 2 financed properties with a 1031 exchange.

Real estate is no different than any other industry: you need to know what you are good at, where your strengths are, and what clients want (clients being buyers/tenants) and fill that void.There are syndications that continue to succeed and there is the syndication that sent 3,200 units back to the lender last month.There are SFR owners that are doing great with turnkey properties and there are those that are selling for a loss and will likely never be in the space again.You also have companies like Motorola that had the hottest phone on the planet in the early 2000's with the Razor, that had their mobile division nearly bring down the whole company in 2009, until the split.  

I am a big fan of the idea of Occam's razor or finding the simplest solution to a problem with the least amount of steps or variables.That being said and not knowing your exact specifics I will give you an example.You could buy 7 houses in Lansing, Michigan for $50,000 each for $350,000.

This would free up the conventional slots for you to buy more.

In the meantime, I want to build up my investments so going back is even easier financially.I put a time slot on my calendar to follow up 03/22/21 with you here on BP.
