If you as the agent are not doing your job as a professional and do not direct your client the right way with respect to agreements and contracts on both seller and buyer sides, you as the agent are legally responsible and could be sued if you are not providing the proper advice that is required as an agent.

FF really only does well with medical professionals on travel contracts - so if your property is affordable and near a hospital it would do well, otherwise usually crickets - at least here in FL.

Again, to me it seems there are only 2 options that are put in front of owners (buy for cash, sell on MLS) and that is from two different professionals (investors, agents) but I feel like there's value in being able to provide any solution for this type homeowner.

NOTE 2: if we choose NOT to upgrade the rooms, the units can't be in the hotel's pool of units to be rented out to guests.NOTE 3: right now, I'm losing about $1,500/moMy gut tells me to just get rid of this unit at a loss but I have a few questions I'm hoping someone can help me with (so far, I've asked some RE professionals I know but they don't have any idea).1) If I was to pay the ~160k for room renovations, does this mean the room increases value by at least that same amount?
