The current landlord may be motivated to give a glowing reference to a current problem tenant to get them out, or could also downplay the reference for a current good tenant because they don't want them to leave.

They have 72k paid on the mortgage (high equity & motivated), which leaves 18k left to be paid on the mortgage.
