Hey I’m a newbie investor just trying to put together innovative combinations to later use

Property 3: Newly built in Nov. 2012, 0 down VA loan, 3.25% at 30 years, purchase at 122,400. currently around 105k balance. very minimal repairs on this home, have also not had to repaint (it has flat paint too and is on the third tenant) and no carpet changes either.

What I'm looking for is not criticism of the people, but innovative ideas about how to provide housing for people without going broke.  

Necessity breeds innovation.

My experience here in MN has been that every year I have at least one person move out in Nov. or Dec.

I had a signed lease in Nov 2019, for June 2020 move in. 

Now toss in the deflationary impact of technological innovation allowing us to be more productive with less workers.

So keep going, innovate, get creative with tenants who think they "can't/don't have to pay," and make your own way out of this mess.
