So it may just be that your desire for longer term renters isn't compatible with the guest type you're marketing to.

This could be a home with a floorplan that allows you to rent a room, a guest suite, storage area in the backyard, etc.

However, now that it's up and running well, I spend maybe 2-3 hours when I get a new guest just going through the lease up steps and then maybe 1 hour/month after that to deal with service requests and bookkeeping.

If you've elected S- Status, this is also where you'll pay yourself a salary and payout the payroll taxes and anything else that goes along with that.  

It's likely to limit your guest pool but that doesn't mean it won't work.

How many units, how big is the damage, any casualties, are other units and common areas affected, do you have contact with the tenants, whats their status etcI understand your frustration, but there is not much you could or should do physically in person anyways.
