And like the OP said earlier, I hate when scared industry giants try to force a hand by going the regulation route.

That contract comes across to my tenants as some giant corporation covering their butts with no interest in being helpful to the tenant.

So sure, you could have a giant 1BR and we've done that, but you can add additional beds and baths... can't have 2 kitchens though (e.g. you can't make a duplex ADU)Vertical building... construction of building itself.

Hugely expensive, which is why I got on top of this giant water bill ASAP.

In my area they are sold online much like a giant eBay bidding site called reslforeclose.com.  

Another observation, there are many Asians that have financial issues, foreign funds, tax complications and difficulty in borrowing, I've had several outstanding larger amount type borrowers in such difficulties, I've had European borrowers as well in similar boats but many more Asians.

I'm a lot like @Sharad M. every time I get close to having closing cost it's like a giant magnet and I'm just drawn to it.

Some of it good properties in good areas marketed to Europeans and Canadians.  

I gave a response of that, and not one of kick them or you'll have a giant lawsuit on your hands.
