I would not quit, but would advise to possibly tweak your verbiage (ask others what they write in their letters) and practice speaking to a motivated seller.

In the end since our credit was excellent I think we could have done just as well if we went direct to a local lender.Also 5 plus units changes fire code compliance in our area so we needed a fire alarm system approved by the town which the building had but there were some tweaks to be done.

OR, if the banks won't let me refi on residential because of a financial crisis, then I can flip the switch to commercial, negotiate, and get enough additional capital to invest in something else or pay off that 3.5% residential (or both) - change my blend so to speak.You're right, there's no one strategy, and we all have our own perspective/crystal ball, but that's why these discussions are great, because maybe we hear something new that will tweak our game plan!

Obviously, that approach is limited by the integrity of the tenant, so there are a few additional tweaks that we have begun implementing:Once a tenant is out, we hire a local contractor with video capability (i.e. a decent smartphone) to perform an Assessment Video that documents the condition of the property and highlights any repairs needed.We use the Assessment Video to help determine the work needed to get a property market-ready.Once contractors complete their assigned tasks, we require they send "before" and "after" photos showing that the work has been done.While not perfect, these strategies have greatly reduced the cost and delay in getting our properties back on the market.

Just wanted to jump in and tweak the 50% rule that Account Closed listed above.50% is usually used to figure out what the max mortgage can be on a property (max Purchase price)Example:  Gross rent $1200/month.
