Shema - I always wonder, too, if the vacancy rate I experience with my properties is "typical".I have 16 units and my vacancy rate over the past 3 years has been 4.2% - which translates to about 15 days/year of vacancy.

As all real estate is local, I would expect that percentages would vary by area and price range also.I see a lot of over priced properties and often times the sellers haven't gotten the memo that there's been a recession, or that what you paid or what improvements you did don't necessarily translate dollar for dollar into a re-sale price.
