Give them option to call/text or email.

The built in marketing campaigns intrigued me the most as I wouldn't need to pay for a 3rd party software/system  and zapier with Rei Sift and being that I currently only use SMS, email and cold calling, Invelo would allow me to add mailing and RVM to my arsenal . 

If they are live in flips, selling and putting the money else where might reduce some of the risk associated here.Option 2: Buy land without the house 100-150k set up a van/yurt/tiny home/similar temporary structure(50k).

You don't need anything significant drawn up for the loan agreement either, a verbal agreement may be fine or just an email exchange can be sufficient (you could sign if you realllllly wanted to).

Mine emails me monthly statements if no work done but also snail mails me the ones that have had any maintenance or repair along with copies of paid contractor receipts for my files.
