Medium-scale retail, housing, office, civic and entertainment uses, and shopping malls with large format or “big-box” retail are allowed, as are supporting uses such as gas stations, hotels, and residential in mixed-use or single-use buildings.

Then go do it again at your next duty station (after Korea).

I am a military pilot stationed in Charleston.

Don't forget about server farms, warehouses, mixed use, office, retail, towers, parking lots, fuel stations, car washes, repair shops, etc. 

They just cash their paychecks at the gas station or wherever.

Now in NC, I think I can hold this station for close to 10 years.

There is a GO Train station being built here , estimated completion date by 2024.
