If you don't select a niche, you'll spin around in circles trying to do a little of everything and not mastering anything.

Being more “disconnected” (at least geographically and knowing the ins and outs locally) from the properties really adds a different spin to it. 

There are a few who will refinance but it is important for you to be able to describe exactly what the property is or you will be spinning around in circles. 

We have found that dishwashers often leak or don't clean well, fridges have bad motors and don't cool for very long before they break (and then you have to reimburse the Tenant for their spoiled food), and washing machines work, but don't spin. 

I thought I might just spin off my current business to it's own new LLC and use my current LLC, with it's credit, as my Real Estate Holding LLC. 

There are mixed reviews across various platforms, either raving about how great/life changing the club is OR that it is a mlm spin off/scam.

Also, I personally only work with highly motivated sellers, so generally won't waste time chasing a seller that is NOT highly motivated, which supports your idea above too, of not spinning wheels for a week and wasting valuable time.

Where I come from, $87k+ vs $0.00 is the definition of an asset, and of good ROI, no matter which way you want to spin it.
