Hi - you sound like a perfect candidate for the "DSCR Loan" option - its the loan type thats popular wwith investors and one of the big reasons why is the exact situation you are describing - running into DTI troubles. 

I have talk to 4 insurance brokers, and directly to many companies such as allstate, steadily, safeco, liberty, american summit, american family, and a few other, but am basically out of options.

If tariffs come into play, or any conflict those products become nonexistent and when we switch to a different country source, they will have tripled or quadrupled.

Right now I am just learning about it and seeing what my options are.

My advice is to keep your options open. 

I chose the option to reinvest all interest in all my accounts.

This is a million + dollar property, so pay off is not an option 😁, but I appreciate your insight.

It definitely escalates the situation though, so I'd research the process and carefully consider the option before embarking on it...but if you pursue that route you can likely escrow Dec 1 rent and I'm sure that will get some attention. 

Last one sent without my comments. is this pulling automatically from the PM system and other software sources so that it is up to date in real-time?

This inline space is 3085 square feet which limits the options on tenants.
