I agree with the general sentiment on this one.

There have been a lot of good replies above, and I would echo their sentiment - the answer is "It depends"I know quite a few people with own LTR or STR, some with both. 

Agree with the sentiment from everyone else about the market dependency. 

It also has some sentimental value, although I am pretty good just looking at what makes sense.  

This is a very anti-BP sentiment but: "You've owned a property for 4 months and that's too short of a window to validate or invalidate your investing thesis". 

The current sentiment is that rates will continue to rise.

I agree with the sentiments that knowing your PHA/Section 8 program well, knowing your city well (ie the good and bad low income areas), and being ok with renting simple, durable properties instead of beautiful ones.
