If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.

By adhering to these criteria, you can (a) avoid the excessive repair and tenant management issues associated with lower-income areas, and (b) avoid the lower returns and more sensitive house prices in the higher-income areas.If you wish to own properties that will naturally have the highest rental and resale demand, then the place to position yourself is slightly below the median.

They are great guests, fun to host, and not as price-sensitive. 

More of a safeguard to ensure you know what your local contractors should be charging you. 

I coach people up on the same thing and fortunately I did understand that at the deepest level and safeguarded us even in the midst of having hope that they would change.Isn't it mind-numbing to see how much we CAN dictate about our future, and yet how many people live in constant denial of that?

When I started with my first project in 2018 I can say that materials were considerably less expensive...recently I went to Home Depot and the electrical wire was safeguarded by a metal cage that required an attendant to access.  

I may be a little sensitive to this as my dad lost 50 rental units during the inflation of the 80's.
