The simple reality is that you aren't in a position to contribute enough to earn the 50% of the profits that you are pleading for.....If your primary career choice is not financially lucrative, I'd suggest trying to find a full-time job with a RE company or investment company.

Sometimes it's better to keep your mouth shut, plead ignorance, correct a matter if needed and move on.Sorry, back on topic, 5% interest currently would be a "fair" rate and your real cost is one minus your tax rate times the interest paid, might be 3.5% after taxes.

It is super important to budget.Benefits of budgeting:1. can plan on how much you can save every month2. don't feel guilty on spending money on fun/entertainment (you don't overspend in this category as well)3. when every dollar is budgeted, you see where you can cut expenses4. having a plan and approximate time when you will save X amount by Y date is motivational
