I’m ready to pick up my first property to BRRRR.

If you are wholesaling in a market where it looks like a checkerboard and clearly builders are picking off lots, one-by-one, and you are able to source a lot at 1/5 or 2/3 approx of the retail value (the amount builders will pay) then maybe you can wholesale it without having to close on it first. 

Realistically, Pick 2 out of 3.

Assuming you are just now beginning investing, I recommend picking the 'lowest hanging fruit' and 'walking path of least resistance.'

The bonus here is you can write off the milage (if you deduct by the mileage method) for your travel to pick up your mail.
