If you were somehow able to do that you would deduct say $1000 you "paid" yourself, and then you would have to claim the $1000 on your taxes as income.Basically there is no necessity to pay yourself because if the property is in your name it is all your income, and an LLC is also a pass through entity for taxes so it works the same way.

Don't want to ignore folks who may have had necessities on layaway but my experience tells me otherwise.

Can someone help me explain the necessity to put away money every month instead of pocketing the entire rent minus the mortgage if there is one?

Though in my experience, this is far more of a convenience than a necessity, and working with a lender outside of the market is just fine.  

For instance with little houses many times people run into brokers that did it out of necessity but really want sales.
