Only big category missed was internet/cable.

If you are lucky you can find old pictures on MLS or somewhere on the internet.

For utilities, while it will vary from property to property I think a common arrangement for small multifamily (2-4 units) which you'll see is that tenants pay for internet, gas, and electric, while the landlord covers the sewer/water/garbage/recycling bill, which is all lumped into one bill, at least for Mpls. $150-160/month is a good estimate for a duplex.

Just because someone said it on the internet doesn't mean it's good advice.I use credit cards to earn points.

For tracking/paying, there are many internet based programs for that, like Syndication Pro or Appfolio. 

The GC says that to get the equipment in, they'll likely need to move some cable lines, which look like they might be feeding the tenant's internet.

Any reviews on the internet based crowd funders?

Make sure you use a professional lease and not one copied off the internet.
