I would recommend creating your own inclusive of the following:Performance clause, meeting or exceeding set occupancy ratesPerformance clause, meeting or exceeding market values for rent in the area based from compsCosts & Fees, pay a fixed rate but have the property manager cover costs that should have been fixed, meaning if the water bill was higher increasingly over time and they didnt call a plumber before a major leak they or thier insurance should cover the costs, not you or your insurance.

I've had some rentals that are 2% or even 3% rule, but I've never seen a $500,000 house in my area rent for $15,000 a month.A friend of mine does rent short term, all inclusive condo rentals to movie stars and other famous people like professional athletes.

In the same breath, in regards to internet inclusion, if I couldn't find someone to block certain types of sites, wouldn't contractual language stating that "owner is not responsible for any illicit activity or any consequence as the result of said activity.
