Strutting around like the **** of the walk and dumping data and numbers and claims as to value with some sales oriented pitch will get you tossed out my door.How should new people start off and continue doing deals, I'd suggest rather hat in hand, honestly and not intruding upon some seasoned buyer has as their approach to buying.I've dumped a heck of lot of properties, way more than 50 and I never ever gave repair estimates from any contractor.

My "dream house" would be a barndo on quite a bit of land which I think would result in a lot of equity right off the bat but then Im also thinking hat if I could develop land and instead put a fourplex on it, that may also be a good option.

If they dont have a permit process yet, they will...In my opinion, make sure you have a secondary exit strategy. when you are dealing with a frontier industry, there is always the chance it can get shut down at the drop of a hat. if all your eggs are in that basket, you could be in trouble.
