Know that your studs may not be flush and square now, the depth of plaster will be different than sheet rock, the trim may not fit, so plan on new trim.

If its constant check for a crack around where the flapper sets,,,that one is completely silent and can run thousands of gallons 24/7.Shut off each stool or whole building for an hour,,,tell tenants not to flush,,,open tank and see which ones are full and which are even slightly lower than normal.no meters dont jump or spin for no reason.

When they call me to repair the water leak, and I show up to repair (or my property manager's crew does), and they see a broken window that needs repairing, they can bring it up then.A leaking toilet flush valve doesn't make a bit of difference to my investment.
